The Limassol rental market in 2026: rents, demand and what to expect

Limassol remains Cyprus’s most expensive rental market, but rent growth has slowed in 2026. The latest figures – and what they mean for investors.

Limassol is the most expensive place to rent in Cyprus and the island’s most international city. But after several years of fast growth, rents have levelled off in 2026. Here is what the available figures show – and how to read them.

What tenants pay

According to Cyprus Mail’s summary of Bazaraki listings for January–August 2026, the average advertised apartment rent was:

Average advertised apartment rent, January–August 2026

  • Limassol: about €1,716 a month
  • Paphos: about €1,131
  • Larnaca: about €905
  • Nicosia: about €734

In a July 2026 interview with CyBC, the president of the real estate agents’ registration council put average Limassol rents at about €1,000–1,100 a month for a one-bedroom apartment and €1,400–1,500 for a two-bedroom.

Growth has slowed

In the same interview he said that no rent increases had been recorded in 2026, after several years of strong rises. Cyprus Mail separately reported that apartment rental values rose 7.36% year on year in the second quarter of 2026 – a reminder that different datasets can tell different stories. The prudent approach is to plan with current rents, not past growth.

Who rents in Limassol

  • Employees of international companies in shipping, finance, technology and services.
  • Relocating families who rent before they buy.
  • Young professionals and remote workers.
  • Students near the Cyprus University of Technology.

Purchase prices keep rising

While rents have paused, prices have not. Central Bank of Cyprus data show residential prices up 8.5% year on year in the second quarter of 2026, and Limassol’s overall residential price index rose 9.9% year on year in the fourth quarter of 2025. When prices rise faster than rents, gross yields on new purchases compress – one reason guaranteed-rent projects attract attention.

What it means for investors

  • Base your numbers on achievable rents for the specific area and size.
  • Smaller units – studios and one-bedrooms – usually show higher gross yields than large apartments.
  • Locations near employers, schools and the seafront support demand.
  • Factor in communal fees; they are higher in towers with extensive amenities.
  • Compare projects across developers, not only within one developer’s portfolio.

Figures come from the sources named above and are averages of advertised or reported rents; actual rents vary by property. This article is general information, not financial advice.
